Mortgage Preapproval: The Process Step by Step

Mortgage preapproval takes one to three business days once a lender has a complete application and documents. It starts with pay stubs, W-2s and bank statements, involves a hard credit check, and ends with a letter naming a specific loan amount valid for about 60 to 90 days. Applying to several lenders inside one 14-day window counts as a single credit inquiry.

Prequalification is an estimate. Preapproval is a lender committing, in writing, to a number — which is why sellers read one and ignore the other.

The 14-day rule is the whole game. FICO counts every mortgage inquiry inside a 14-day window as a single inquiry, so three lenders in one week costs the same to your score as one lender. Spreading the same three applications across three months is scored as three separate inquiries. Run your numbers first, then apply everywhere at once.

What preapproval actually is

A preapproval is an underwriter reviewing your income, debts, assets and credit file, then stating in writing that the lender will lend you a specific amount, subject to conditions. Those conditions are real: the property must appraise at or above the purchase price, your financial situation must not change, and title must be clear. Treat the letter as a conditional promise, not a guaranteed loan.

An underwritten preapproval costs the lender real work, so not every lender offers one. Where it is available it removes most of the risk of being declined after you are already under contract.

The seven steps, in order

1

Assemble the documents before you apply. Pay stubs covering the last 30 days, the last two years of W-2s, two years of tax returns if any income is self-employed, two months of statements for every account holding the down payment, and government identification. An incomplete file is the most common cause of a slow preapproval: the underwriter cannot start until the last document arrives.

2

Fix your credit file first. Pull reports from all three bureaus and dispute errors before any lender looks at them. A wrongly reported $1,200 collection account can move a score from 720 to 660, and on a $300,000 30-year loan the rate difference between those tiers is roughly $50 a month, or about $18,000 over the term. Disputes take up to 30 days, so this is the one step that must start early.

3

Decide your number before the lender decides it for you. Lenders approve the maximum you can technically carry, not the amount that is comfortable once maintenance and savings are paid. Work from your own budget with the 28/36 ratios in our how much house can I afford guide, then check the price in the mortgage calculator.

4

Apply with at least three lenders inside one 14-day window. Include your own bank, a credit union, and an independent mortgage broker who can shop wholesale rates. All of them will pull your credit, which is fine inside the window because the inquiries collapse into one for scoring. On a $300,000 loan, half a point of rate is about $96 a month — the shopping you skip is money you pay for thirty years.

5

Compare Loan Estimates line by line. Each lender must send a Loan Estimate within three business days of application. Page 2 is where the money is: the interest rate, discount points, origination charges, and total closing costs. Two offers with identical monthly payments can differ by several thousand dollars in fees.

6

Get the rate lock in writing. A rate quoted by phone is not locked. Confirm the lock period in days, its cost in points, and what happens if closing slips past the expiry date. A 30-day lock on a purchase that takes 45 days to close usually ends with the buyer paying for an extension at the worst possible moment.

7

Freeze your finances until the keys are in your hand. No new credit cards, no car loans, no co-signing, no job changes, and no unexplained large deposits. Underwriters re-verify income and debts before funding. A new $400-a-month car payment cuts the approvable loan by roughly $63,000 at 6.5% over 30 years — enough to sink a purchase already under contract.

What the two ratio caps do to your number

Lenders express affordability as two ratios. The front-end ratio caps housing costs at about 28% of gross monthly income. The back-end ratio caps total debt payments — housing plus car loans, student loans, and minimum card payments — at about 36%. Whichever cap binds first sets your ceiling, which is why clearing a small debt before applying can be worth more than a slightly better rate.

How existing debts cut the price you can finance (6.5%, 30 years, 10% down)
Gross salaryMonthly debtsHousing budgetBinding capApprox. home price
$60,000$0$1,400Front-end$246,000
$60,000$900$900Back-end$158,000
$90,000$450$2,100Front-end$369,000
$120,000$500$2,800Front-end$492,000

Housing budget = the lower of 28% of gross monthly income and (36% of gross monthly income − existing debts). Figures are indicative and exclude property tax, insurance, PMI and HOA dues, which the lender adds on top when it sets the final number. Rerun your own case in the home affordability calculator or check the ratio directly with the DTI calculator.

What not to do between preapproval and closing

  • Do not finance anything. A new car, furniture on a store card, or co-signing a relative's loan all raise the back-end ratio and can invalidate an approval that was already issued.
  • Do not change jobs. A move to a new employer in the same field is usually survivable, but a switch to commission-only pay or self-employment restarts income verification from scratch.
  • Do not move money without a paper trail. Underwriters must source every large deposit. Cash gifts need a signed letter from the donor plus evidence of the transfer.
  • Do not ignore the appraisal. If the home appraises below the purchase price, the lender funds the lower figure and you cover the difference in cash or renegotiate.

Frequently asked questions

How long does mortgage preapproval take?

One to three business days with a complete file. Same-day decisions happen when income is salaried and the credit file is clean. Self-employment income, recent job changes, or unsourced deposits can add a week or more.

Does shopping around hurt my credit score?

No, inside the window. FICO treats multiple mortgage inquiries within a 14-day period as one inquiry, so three lenders in a week costs the same as one. Applications spread across several months are scored separately.

How long is the letter valid?

Typically 60 to 90 days. Lenders re-verify income, debts and assets before closing, so a change in your finances can void the approval even while the letter is still in date.

Prequalification or preapproval?

Pre-qualification is an estimate from stated figures and carries little weight. Preapproval involves a full application, a credit pull and verified documents, and states a specific amount the lender will lend. Sellers treat only the second as evidence you can close.

Key takeaways

  • Preapproval takes one to three business days with a complete document file.
  • Three lenders inside a single 14-day window counts as one credit inquiry.
  • The letter names a loan amount and lasts 60 to 90 days, but stays conditional.
  • Existing debts drive the back-end ratio and can cut your price by tens of thousands.
  • No new credit, no job changes, and no unsourced deposits before closing.
